Chattanooga TN to Northern or Northwest FL - Small office preferred

I have a 41K full time route, it comes with an LLV. 707 boxes, all street boxes. No big pick ups and 29 miles. This is the route you will definitely get. The office is 20 mins northeast of Chattanooga TN. I am looking for a small office in a warm state.
